Meeting with a contractor can be a very intimidating process for a homeowner. Our team approach creates a strong working relationship with our client. Right from the beginning, the contractor, architect and client work together to review requirements, goals and obtain a thorough understanding of the client's budget and needs. We have found that clear and constructive communication sets the tone for each project and simplify the process for the homeowner.

We strive for cost-effective, quality construction. Each new home is "Value Engineered" and includes quality products, conventional building systems and efficient construction techniques. This attention to detail contributes to the cost control of the project.

The client is fully involved in all design and construction phases. Our program offers several phases whereby the homeowner can elect or proceed to the next phase after approving the previous phase or can elect to stop the design process. This ability protects the homeowner from being committed to high design fees commonly associated with architectural services that do not include the benefit of a contractor's review and budgeting

We want our homeowner to enjoy building their home as much as we do.

Build Program


Step One: The Needs Analysis
The first step in our Syler Homes Design-Build Program is the introductory process. We plan our meeting with you. We arrive on schedule. We shake hands, sit down, and review your needs, desires and goals. You will receive a questionnaire and a brochure of our company with references introducing our company. The questionnaire allows Syler Homes to better understand your needs thus eliminating any guess work.

Step Two: The Design Phase
Following the Needs Analysis, we collaborate with you and turn your ideas into a architectural design. We will continue to change our drawings until you are satisfied with what we've designed. If necessary we will assist you in finding real estate to accommodate the house that you want to build. We take into consideration easements, codes and elevations of the property. We will also discuss budget pricing with you.

Step Three: The Review Phase
After our design is complete, we schedule another appointment to review the concept that we have drafted, based on the Needs Analysis conducted earlier. If agreed upon we will obtain a hard bid from our subcontractors so we can have an accurate cost for you.

Step Four: References & Field Trips
We are proud of our work and will gladly provide a list of references. Whenever possible we provide field trips to previously completed Syler Homes projects for firsthand product evaluation.

Step Five: Customer Input and Integration
After completing and reviewing the design with you, we carefully integrate any additional recommendations that you have before submitting permit drawings (if required) and final estimate/proposal preparation.

Step Six: Signing a Contract
Upon finalization of our drawings and our bid, we will provide a written contract that specifies everything in our bid and a breakout of all allowances. After a contract is signed we will take the permit drawings to the City/County for approval.

Step Seven: The Pre-Construction Phase
As the construction work begins and the design begins to take shape, the project is monitored daily and the construction schedule is updated weekly. Additional changes are inputted when applicable through written work change orders. Syler Homes will handout a list of objectives, to allow the owner the order in which they have to select finishings.

Step Eight: The Walk-Thru Phase
At substantial completion, we walk the project with you and prepare a punch list for any outstanding items, product defects, and/or additional work.

Step Nine: Final Modifications
Following the walk-thru phase, we complete the punch list and all final inspections.

Step Ten: The Follow-Up
Following completion, we provide you with the project manual, complete with company and manufactures' warranties, finish schedule, submittals and a contact sheet of all subs and suppliers. Additionally, we want your input of our performance in writing, so we can continue to improve and meet the demands of our clients. At Syler Homes, we are always available to provide ongoing support and services. We strive to meet the needs of our customers.
